Home / Chelsea
Plumber in
Chelsea.
Chelsea has the most improvised plumbing in Manhattan, and it is not the buildings' fault. Half the neighbourhood was manufacturing and warehousing before it was residential, and drainage designed for a printing floor was converted to serve apartments one lease at a time, usually without anyone re-thinking the whole stack.
01 / CONTEXT
The buildings
Lofts converted a floor at a time.
The converted loft buildings west of Sixth were built for industry: wide floor plates, few risers, and drainage placed wherever the machinery happened to be. Turning those into apartments meant running long horizontal branches to reach new bathrooms and kitchens, often at whatever fall the ceiling allowed. Long, shallow branches block. That is the single most common call we take in this neighbourhood.
Alongside those sit the brownstones and townhouses of the historic district, where the recurring issue is the water service between the city main and the house — original, undersized, and under a street that needs a permit to open. And the large prewar co-op complexes bring the opposite problem again: building-scale risers, steam heat and shared stacks where one apartment's work affects six others.
The gallery district adds a risk the rest of the city does not have. A slow leak above a ground-floor gallery or an art store is not a plaster repair — which is why leak detection here is worth doing properly rather than opening walls until something turns up.
